Absolute Care Building
We were delighted to be asked to reinstate a large Victorian property in Bishopston back to its former glory, after being dissected into four bedsits in the 1980's. With its beautiful high ceilings and original features in abundance, the project needed a lot of care and attention to ensure these antique details were not lost in the large-scale renovation. The vision was to restore and repair the Victorian features, returning it back to a beautiful family home, whilst also bringing the house into the 21st century with a modern kitchen and bathrooms. We managed the whole project from start to finish, helping with the design stage as well as advising on financial constraints and what could and could not be done within the budget. This included the replacement of all of the windows with new wood sash windows, rewiring the entire building, new plumbing and boiler, new radiators and heating as well as the installation of a CCTV system. Four existing kitchens and bathrooms were removed from the property and internal walls were moved and removed to create space and light. New fitted storage was built in all of the bedrooms and 3 new bathrooms and a large kitchen/dining room was designed and installed.
Before
After

This was originally bedsit one's living area, with a chimney breast.

We partially removed the chimney breast and fitted a bespoke kitchen, using the top of the chimney as a canopy for an extractor fan for the kitchen hob.

This was the old kitchen for bedsit one, again with a chimney breast, there was a back door leading to the garden from this room and a door leading to a small bathroom.

The chimney breast was completely removed and the old back door was blocked up. The old bathroom was also removed and the room was transformed into a utility room.

The wall was removed to open up the entire space and create a large kitchen/dining room. The existing window looking on to the back garden was also removed.

A kitchen island was fitted with a granite worktop the back of the house was opened up with glass windows and doors leading out to the garden.

The landing area originally had 4 doors, 2 doors for bedsit three and 2 doors for bedsit four

Bedsit three was transformed into 2 seperate bedrooms, one with an ensuite. Bedsit 4 was changed into a large bedroom with ensuite. the doors at the back of the landing were removed and blocked up, creating entrances to the bathrooms from inside of the bedrooms.

The sircase was stripped back and redecorated, the coving and ceilign rose was restored and repainted. The floors were fitted with solid oak flooring and the walls were all redecorated to create a light and airy space.

This was originally the bedroom and through the door living space and kitchen for bedsit three.

A large family bathroom was fitted, the wall leading to the 2nd room was blocked up and large bath and double sink unit was fitted, as well as a marble wall feature.
And we didn’t just stop there....when the dust had settled and the internal work was complete we returned the following year to redesign the garden.
With a steep incline of grass and a stone wall only a metre from the kitchen back doors, the garden was not only an eyesore, it was unusable. With the owners we designed a garden that would have a lower level dining area with steps leading to a well planted path leading around to a further seating area and finally a paved sundeck where they could soak up the evening rays. We also built in a small garden house, which was fully insulated and fixed with double glazing so that it could be used as a garden office if needed.

The existing garden was o a steep slope, with small damaged unstable steps leading up to it on the right hand side.

The entire garden was landscaped and a garden room was built. The old steps were removed and new wider steps were built on the left hand side of the garden which leads up a paved path, with planted areas to a paved patio area at the top.

At the bottom of the garden near the back of the house was a tall stone wall with a narrow pack leading around tot he side gate.

The old wall was removed and the ground was excavated to create a new dining terrace area with a Pergola.
